Our fees on Residential Purchases/Sales/Re-mortgages

We have set out below our fees in respect of the purchase of the property, sale of property or re-mortgage together with the likely Disbursements in respect of such transactions.  Disbursements are payments which may be required to be made on your behalf such as Search fees and a charge by third parties but are necessary in the transaction.

Re-Mortgages

Our fees on re-mortgages will range between £400.00 plus VAT and £500.00 plus VAT depending on the amount borrowed.  If a transfer of ownership is also required by adding or replacing an owner there will be an additional charge of £130.00 plus VAT.

Additional Charges for Leasehold

The above fees apply to freehold transactions.  When the property is leasehold additional work is required and in respect of leasehold transactions there will be in addition to the above fees a further charge of £300.00 plus VAT to cover the additional work.

Please note that we do not deal with all leasehold transactions such as high rise apartments and you should always check in the first instance whether we can assist you.

Disbursements

The usual Disbursements in addition to our fees stated above in respect of residential property purchase transactions are usually as follows:-

  • Search fees £300.00 – £400.00 depending on Local Authority.
  • Electronic Transfer fee – £30.00 per transfer.
  • On Sales, cost of documentation from Land Registry between £6.00 and £30.00 depending on number of documents.

The above Disbursements include VAT.  Although our Costs are fixed the Disbursements are charged by third parties and may from time to time increase or decrease and you would be notified and the difference in charge would be reflected in your final Account.

In respect of leasehold transactions there may be further Disbursements such as charges made by the Landlord and/or Management Company, these charges are reserved in the Lease for giving notice of Transfer, notice of Mortgage or dealing with Deed of Covenant or removal or compliance with a restriction.  These fees cannot be ascertained until we have had the opportunity of perusing the Lease or discussing with the Landlord/Freeholders but can vary between £75.00 and £600.00.  On the sale of a leasehold property often the Landlord/Managing Agents make a charge for providing a Leasehold Information Sale pack or dealing with standard leasehold enquiries and until we have contacted them we cannot give a full figure in respect of this but charges are likely to be in between £100.00 and £400.00.

Land Registry fees

These are payable to the Land Registry in respect of registering a purchase or a mortgage.  They are based on the Purchase price or re-mortgage amount and vary depending on the type of application.  Full details can be obtained from https://www.gov.uk/government/collections/fees-hm-land-registry-guides

Stamp Duty Land Tax

This may be payable on your purchase.  You can calculate the amount you will pay by using HMRC’s website ( https://www.tax.service.gov.uk/calculate-stamp-duty-land-tax/#/intro ) or if the property is located in Wales by using the Welsh Revenue Authority’s website ( https://beta.gov.wales/land-transaction-tax-calculator ).

Alternatively contact our Residential Conveyancing Team who will only be too willing to assist in calculating the SDLT applicable to your transaction and the relevant Land Registry fee.

How long will your transaction take?

This will depend on a number of factors such as a number of parties in a chain and the time it may take for the issue of Mortgage offers to the various parties.  The average process takes between 8 – 12 weeks.

What our fees cover and key stages of the conveyancing process?

The stages we undertake can vary according to the circumstances but we usually include:-

  • Taking instructions and giving initial advice.
  • Carrying out Searches and advising on Search results.
  • Receiving and advising on Contract documentation and reporting to you on Title.
  • Raising enquiries.
  • Advising on Mortgage Conditions.
  • Preparation of Transfer and other key documents.
  • Exchanging Contracts and agreeing Completion date.
  • Completing your purchase or sale.
  • Redeeming Mortgage on your behalf if applicable on a sale. 
  • Completing on a purchase Stamp Duty Land Tax form and completing Land Registry forms.

Additional matters

On occasions additional matters may be required in conveyancing transactions such as rectifying defective Titles, Statutory Declarations as to rights not recorded in Deeds and arranging Indemnity Insurance to cover defects.  If these are required there may be an additional cost and we will always advise you of this prior to any fees being incurred and obtain your agreement to the same.
